Television commercials and magazines constantly show advertisements for companies offering to buy and sell timeshare properties. If you own one of these properties, you might be tempted to sell as a way of making extra cash. Did you know you can sell and transfer one yourself and skip the high fees those companies charge? The only thing you need to do is find a buyer and get started.
Instructions
Difficulty: Moderately Easy
Step 1
Check with the owner of your timeshare or resort for their specific rules regarding the sale and transfer of timeshares. They might require you work with one of their brokers or you only allow you to sell during certain times of the year. Some resorts just require you inform them of your intent to sell.
Step 2
Find a buyer. Most sellers do this by using websites specifically for timeshare sales or by placing a classified ad in their local newspaper. Once you have a buyer in mind, make sure you get the buyer's personal information.
Step 3
Create an earnest-money contract. This contract is similar to a real estate contract in that it covers all the sales and transfer information. It should include the date of the sale, the amount paid, any financing done and contact information for the buyer and seller.
Step 4
File for a new deed at the county clerk's office. In some areas, the county recorder's office handles all deeds and property sales. You'll need a new deed that includes the name and primary address of the new buyer. It also should include any rules or regulations held by the primary resort.
Step 5
Hand over copies of any sales documents you have and the original deed. This should only happen once the buyer is fully prepared to purchase the timeshare and makes the initial payment. Then you'll need to inform the head office of the transfer.
